The hotel is in a very good spot, a short walk away from the town and within walking distance of the royal Victoria park and the royal crescent. The B&B is conveniently located, close to everything we wanted to see in Bath, with friendly staff. The rooms were small, shabby, and not very clean, feeling more like a messy store room with a leak in the ceiling, which was a known problem to the establishment.
